The GJ Sutton Building housed all the state services for the San Antonio area. It was built in 1912 and has had several major renovations. C•DA has a long history with the facility doing work under several contract methods starting as a consultant to an Engineering prime maintenance contract in 2009. The Lobby at the main entry which spanned two structural systems dropped about 2 1/2” on one side causing structural concerns, tripping hazards, and problems with the doors. Although the maintenance documents were complete the team put it on hold to provide new documents to get an emergency solution. During the course of the project other major structural issues arose and permanent monitors were installed. C•DA alongside engineers performed a full evaluation of the building for structural repairs and long-term stability, current life safety and accessibility code compliance, what it would take to make it compliant and what amount of usable square footage could be achieved. C•DA and structural consultants continued to monitor the cracking throughout several the IDIQ contracts.
Emergency repairs wer completed for structural stability of the annex building. Hazardous material surveys were completed, sink holes investigated and tested and C•DA provided a historical description of the significance of the building. Eventually, because of the many structural and code inadequacies, the building was emptied of occupants with intent to demolish. Due to the historic nature and location of the building the process took time. Under a separate IDIQ contract C•DA provided construction documents for the mothballing of the building. The facility was ultimately demolished and C•DA consulted on that project coordinating with the THC for documenting the historic facility. This included arranging LiDar technology to laser scan significant parts of the facility and convert them into drawings files for the THC archive.
